A Victorian mansion block,
rebuilt from the shell up

Novus Construction were appointed to carry out a complete strip-out and refurbishment of this bathroom within a Victorian mansion block in South Kensington. The brief was straightforward: strip everything back to the structural shell and rebuild to a standard that matched the quality of the building and the expectations of the client.

Every element was resolved from first principles - waterproofing, plumbing, electrical, heating, tiling and joinery - with clean detailing and no visible fixings. The result is a bathroom defined by precision and restraint. Warm limestone-effect large format tiles cover every surface, finished with mitred external corners that eliminate visible trim and create a continuous, monolithic finish throughout.

Mitred tile edges
All external corners throughout the bathroom were finished using precision-cut mitred tile edges rather than standard trim profiles. Each tile is cut at 45 degrees and bonded directly corner-to-corner, creating a continuous stone finish with no visible metal edging - a detail that requires careful preparation and accurate tiling throughout.
Concealed utility cupboard
A full-height utility cupboard was built into the corner of the room to house a washing machine and tumble dryer - fully plumbed, vented and wired within the structure. The doors are finished in matching stone-effect tile with recessed finger pulls, making the cupboard invisible from the room. Ventilation and drainage were resolved entirely within the build.
Electric underfloor heating
Electric underfloor heating was installed across the full floor area beneath the large format stone tiles, with DITRA matting used as part of the tiled floor build-up. The system was laid, tested and inspected before tiling commenced, with the electrical installation completed and certified by an accredited electrician.
